MaxCity Unveils 2 Exchange Square: The Next Evolution in Ebène's Office Market

Editorial October 29, 2025

MaxCity is raising the bar for workspace design in Mauritius. On 28 October 2025, Danny Fon Sing (Group CEO and Executive Director) and Lewis Ah Ching (CEO of MaxCity Property Fund) brought together real estate professionals and media at 1 Exchange Square to showcase their latest project. The announcement signals MaxCity's confidence in Ebène's trajectory as the island's primary business hub.

2 Exchange Square represents a shift in how Mauritius thinks about workspaces. The ten thousand square metre Grade A development spans nine office floors, targeting completion in Q3 2026. Unlike conventional office buildings, this project prioritises the human experience alongside performance. Built to both LEED and WELL standards, it reflects a deeper commitment to sustainability and occupant wellbeing that extends beyond regulatory compliance.

The building offers flexibility that modern businesses actually need. Typical floor plates span one thousand square metres, while multi-tenancy floors accommodate units between one hundred and two hundred square metres. This isn't one-size-fits-all office space. It is designed for startups and enterprises alike.

Location Matters. Connectivity Matters More

Positioned at Ebène's gateway, the building enjoys unmatched visibility and direct motorway access via the M1 and M2. But proximity alone does not drive value. MaxCity understands that businesses need more than desk space. The precinct will include nine hundred square metres of retail space (café, restaurant, and banking services), basement parking for ninety vehicles, plus a double-volume main lobby with integrated coffee service.

Supporting amenities push beyond the basics. Premium gym and wellness facilities will sit on-site. High-speed fibre connectivity will pair with backup power systems. The Business Exchange-a shared service office concept- caters to flexible working arrangements. Meeting rooms, secure underground parking, and a dedicated property management team round out the offering.

Wellbeing Built In

The landscaped piazza and relaxation zones will transform external spaces into breathing room. Walking pathways, breakout courtyards, and bicycle parking will encourage movement. Natural light, efficient air systems, and carefully selected materials will work together to create environments where people actually want to work.

Two Exchange Square emerges as more than property. It is MaxCity's statement about where Mauritius' real estate sector is headed: human-centered, sustainable, and genuinely integrated into community living.
